FAQs

What is Serviced Accommodation or SA?

Serviced Accommodation involves renting out a residential property on a nightly rate with various hotel or home amenities provided.  These amenities, typically include furniture, appliances, cleaning services, housekeeping, high-speed broadband and TV.  Unlike hotels, serviced accommodation generally offers a more homely feel and added space, such as a living room, kitchen, bedroom and separate bathroom.

The simple answer is YES, provided you use a management agreement, or a company / corporate let agreement. Using an AST agreement to create another AST agreement is illegal as it constitutes subletting.  As specialists, we provide full contract support.  Additionally, we need to ensure that the leaseholder, lender, management company and landlord all permit short-term rentals and commercial tenancies in order to meet full compliance.

Unlike tenants who sign an AST with the landlord designating the property as their primary residence and can only be evicted through the courts, guests in serviced accommodation units agree to Terms and Conditions before booking.  These terms grant them limited rights to use the property for their prepaid nightly stays.  If the guest(s) refuse to leave, then we can involve the Police as it is not their primary residence.

Tenants usually occupy a property full-time as a primary residence, leading to constant and heavy use.  In contrast, a serviced accommodation unit typically has an annual occupancy rate of about 65-85%, resulting in less routine wear and tear.  In addition, our Terms and Conditions prohibit events such as hen or bachelor parties, and we enforce a minimum stay policy of two nights to minimise such occurrences.  We also retain ID documents and credit card details on file in the unlikely event we have to make additional charges for property damage.

Our primary target market consists of contractors engaged in long-term local projects, ensuring a consistent year-round cash flow.  Depending on the location, we may also cater to working professionals attending conferences, training centres and similar events.  In high season, we target tourists, especially for higher weekend rates and special events, festivals, shows, concerts etc.

We totally understand that a landlord’s circumstances may change, necessitating the sale of the property.  Our contracts typically have a 3-5 year term.  However, we can include a termination clause that allows an earlier exit with a pre-determined notice period allowing greater flexibility and piece of mind for all parties.
